For 5 months I have been renting a room in Mr. Roulon's house at
9314 Stevens Way Canoga Park, CA 91304
The following is an account of proovable facts collected by me during my tenancy.
I've rented a small room in the basement at Olivier Roulon's house. It had no TV and cable access at that time. Mr. Roulon expected me to pay almost $200 in utilities for that small room. Given that I am a frugal person and pay less than $50 (+Internet) in utilities in my 2 bedroom apartment with 2 people living in it, you would understand that the $200 appeard quite absurd to me. What is also peculiar about this utilites payment is that Mr. Roulon did not disclose this amount to me upfront. Instead, he included the statement "1/3 of utilities" in the rental contract. How stupid was I to agree to such a statement and not knowing that Mr. would let me have his share on his gardening costs and his excessive use of the AC. Mr. Roulon ran the AC in such a way that I would freeze in that basement room and had to wear warm cloth just not to get sick.Roulon is also a member of the Landmark Forum - an organization that brain washes innocent and somewhat troubled people. Our experience of the landmark forum was that they put you through a 3 day so-called seminar in which they wear you physically and mentally down to the point they can mold you to abide their rules. We ended up wasting a lot of money, time and energy. The Landmark Forum was established by a renegade Scientology person. (Scientology is a prohibited organization in many European Countries).
Roulon also rents out another house in Porter Ranch, CA in the San Fernando Valley.
On the first day I met Roulon he invited me to see his bed room for rent. Before I could enter the room Roulon spoke with someone in the bed room first. When I entered the room there was sitting lightly dressed and unhappy looking one of his female room mates in the middle of the day.
Soon thereafter Mr. Roulon had another mistress. Her name was Nicole. In a morning of a day in October she waited on the Stevens Way to intercept me before I went to work. Nicole appeared rattled and tired to me. Her questions to me was when Roulon came home last night and whether he was in company of another women. Several weeks later Nicole broke up with Mr. Roulon. I overhead a conversation in which Roulon tried to defend himself from having cheated on her by sleeping with another women.
When I gave notice to move out Mr. Roulon was interviewed for other new room mates. I personally met one of his candidates. She was a very young women dressed remarkably overt with sexually inviting makeup. Mr. Roulon said she worked in the entertainment industry. If I had to guess what he meant by that I would say the pornography industry.
In a conversation Roulon stated that he is at a stage in his life in which he only can think of how many times he can have sex with another young women.
Roulon sexually harassed Yolanda Zermeno (working at Del Amo Construction, Torrance, CA). The Sheriff had to come and we had to give a statement. Yolanda sewed Roulon in the district of Malibu, CA. Roulon admitted his crime and his misconduct is now a public record.
Roulon predominately accepts female roommates only. I notice a pattern in the type of women he surrounds himself. They are young beautiful and appear to have a weakness Roulon is trying to leverage in order to ask personal favors.
During the entire 5 months of my tenancy at 9314 Stevens way Roulon neglected showing any evidence for utility bills. After my repeated attempts to clarify this situation he estimated a monthly utility charge of $200. For the small room I rented without TV bill this is an absurd demand. Roulon lives in a large house that cost a lot of upkeep. He made me pay for this upkeep by putting 1/3 of all utilities in the rental contract. These utilities included and astronomical amount of water and electricity. I had to pay irrigation water and the electricity used for his subzero fridge - a power hog that runs 24/7 and is so hot on the outside I could have cooked eggs if I wanted to.
I needed Internet for my school and work. Although it was part of our agreement Roulon was dragged on to place Internet in the place. I needed to provide consulting for him about the Internet before he ever installed it. Later when the Internet connection malfunctioned he didn't do a anything to fix the problem.
Regarding the malfunctioning Internet Roulon said he called the provider 5 times for an technician to stop by. But no body ever came.
A christian (female) prospective roommate came to see his house. He told her that another couple lives in the house andthey are going through a divorce. The fact is that there was a boy-friend-girl-friend relationship between these other 2 tenants but no marriages breakup. I think Roulon used this lie because he knew that Christians are hesitant to live in the same place as an unmarried and illegitimate couple.
The AC was controlled from Roulon's private room. Roulon denied access access to the AC control with reason the cat would sneak out from that room. The cat story was as lie because Roulon offered another female roommate to enter his room any time to pad the cat. (This also shows Roulon's hope to mold his female roomate towards asking favors from them.)
On the day I moved out I've asked to use the dolly. Roulon declined saying that it was needed next day by his friend. This appread to me as an unlikely fact as the dolly hasn't been used in all my 5 month of tenancy and probably even much longer because cob webs decorated the dolly.
Roulon said to one person a note about an address was taken by his cleaning leady from his desk. (This in itself appears very unlikely as cleaning ladies know this is a no no). But when Roulon changed his story and said the note miraculously disappeared it was clear to me Roulon lied again.
The Discovery Channel runs interesting psychology shows. In one of their shows they talked about pathological liers and how these people use lying as a means to get what they want. These people, however, fail to provide consistent stories and therefore can be uncovered by normal people before they fall victim.
Roulon showed little concern for my being attacked by the neighbor’s dogs. In one incident the dogs attack me on my bike on Roulon’s property. He neglected the duties as a landlord to prevent such occurrence from happening again. In fact 2 months later a roommate moved in with a very big dog. That dog attracted another roommate on his property.
Roulon also neglected to act on the damaged satellite Internet connection. High-speed Internet connection is essential to my work and studies. I stressed this fact repeatedly to Roulon. Yet my reminders were conveniently ignored by Roulon. What is even more disheartening is that a neighbor on Stevens Way reported that the previous owner of 9314 Stevens Way had high-speed Internet access through Charter. (Charter’s website states it serves 9314 Stevens way.) Roulon said he was in talked to a Charter representative five times on the phone. But no technician ever came over. I must suspect Roulon’s answer to be a lie in an attempt to manipulate me.
Roulon is also a control-freak. He did not allow me to shut down the AC in the summer even then it was freezing cold in my room wasting valuable energy in the process. He did not allow me to use the dishwasher and asked me not to use the garbage bin for bio waste. Instead I had to carry out my food leftover to the outdoor trash bin after each meal.
Once we were using his blender in the kitchen. Later that day we he put a note on it say "Clean it up so that others can use the blender too." Curious, nobody except him was there to use it and he didn't use it in all the time we lived there.
